Pre-construction & estimating
Built Shopify’s pre-construction and estimating discipline from zero — ambiguous growth requirements into executable scopes, bid packages, GMP strategies, and executive-ready budgets, across $3M to $1.5B pursuits.
Technical workplace systems
Led technically dense workplace scopes — commercial kitchens with Type I hoods and high-capacity exhaust, AV and acoustics, server and IDF rooms, redundant power, supplemental cooling, and life-safety systems.
GC selection & contracting
Owned GC and vendor strategy from RFQ through award — pre-qualification, bid leveling, scope normalization, and contract structure across GMP, lump-sum, CM-at-risk, and design-assist models.
Owner-side commercial controls
Owned cost governance across concurrent GMP and lump-sum projects — trade-level budgets, pay-app review, PCO-to-CO substantiation, forecast-to-complete, and executive cost-risk communication.
Commissioning & closeout
