Drawing/spec review, MEP and structural coordination, estimating, VE, GMP/bid packages. Built Shopify’s pre-con from zero; lead estimator at Kiewit, $3M–$1.5B pursuits.

Commercial kitchens (Type I hoods, 30,000+ CFM, MUA, UL300), AV/acoustics, server/IDF, redundant power, supplemental cooling, elevated power density, integrated security.

GC selection & contracting

Pre-qual/RFQ, RFP/ITB, bid leveling, scope normalization, contract structure across GMP, lump-sum, CM-at-risk, and design-assist; long-lead vendor management.

Cost & change-order governance

Budgets by division, SOV, pay-app review, contingency/allowance, forecast-to-complete, PCO-to-CO — with reporting leadership and the board steered on.

Commissioning & closeout

Systems commissioning, TCO/CO, as-builts, O&M, warranties, owner training; MUA balancing, BMS, life-safety, run to handover across concurrent projects.

PM team & delivery systems

Built and scaled Shopify’s PM team and PMP-compliant governance through 400% growth: standards, playbooks, project controls, the operating system behind execution.

02The arc

Field to owner.

I started on jobsites, not in boardrooms. At Kiewit I field-engineered a $40M hydroelectric powerhouse and a $46M New York City bascule bridge — reading structural and MEP drawings, resolving conflicts in the field, holding subs and specs to account. That’s why at Shopify I could build a capital-delivery function from zero and run its most technically complex workplaces end to end. I lead construction the way I learned it: from the drawing set up.

Shopify — building the delivery function behind 400% growth.

Scope
$500M / 1.9M sf inside a 2.5M sf footprint, delivered as headcount went 2,600 → 10,000+. Campuses, high-end fit-outs, occupied renovations, a hyperscale facility.
Delivery method & contract
Concurrent GMP and lump-sum. Owned delivery-method strategy, GC pre-qual, RFP/bid-leveling, contract structures — built from scratch.

Flagship campus, led pre-construction through design: a 25,000 sf commercial kitchen, restaurants and bars, event and community programming. Programming, Class estimates, RFP, GC selection, contracts.

620 King Street West, Toronto — a Shopify all-hands and social space within the occupied tower
620 King turnaround · $48M · 180,000 sf · 9 floors

Took over an at-risk fit-out in an occupied 15-story tower — rebuilt scope, budget, schedule, and governance, realigned executives, delivered under budget and on schedule. Full commercial kitchen within the stack.

San Bernardino fulfillment · $250M · 1.1M sf · 575,000 packages/day

Delivered TI and design of a hyperscale facility: high-tech equipment, technical infrastructure and MEP, costing, vendor negotiations.

Estimating from $3M to $1.5B, means-and-methods, field-conflict resolution, reconciling scope against architectural, structural, and MEP drawings. Where I learned to read a drawing set and hold a contractor to it.
